If you are allocated accommodation with us you are entering into a legal contract with Accommodation Essex. As such, you should read our Terms and Conditions, and Policy documents before applying to live with us.

1. Offer Overview
1.1. Students who apply for campus accommodation between 1 August 2025 and midnight (GMT) on 1 October 2025 will receive £100 rent credit, applied to their student account.
1.2. This is a one-time credit per qualifying application.
2. Eligibility
2.1. Available only to returning students starting in October 2025, enrolled full-time at the University of Essex during the 2025–26 academic year.
2.2. Applicable to Essex2Essex Postgraduate students and returning Undergraduate students.
2.3. Not available for new Undergraduate or Postgraduate students or students enrolling via University of Essex International College, South Essex College or North West University. The only exceptions to this are University of Essex International College students who stayed with university owned or administrated accommodation in the academic year of 2024/25.
3. Application Requirements
3.1. Applicants must move in for the 2025–26 academic year.
3.2. Must receive and accepted October-start accommodation offer in university-owned or managed residences.
3.3. Completion of a previous Academic-Year-long accommodation contract is required.
4. Rent Credit Payment
4.1. The £100 rent credit will be applied to the student account in October 2025, once all of the following are fulfilled:
* Student has moved into the accommodation within 2 weeks of their start date on contract
* No outstanding accommodation fees or debt to the University
4.2. Rent credit will be applied in October 2025.
5. Previous Tenancy Obligations
5.1. Students with unresolved accommodation debt will be ineligible for this offer and cannot proceed with a new tenancy until debts are cleared.
5.2. The University reserves the right to withhold accommodation allocation until all previous debts are settled.
6. General Provisions
6.1. Applies only to contracts for university-owned or managed accommodation.
6.2. Offer subject to availability; University may amend or withdraw this offer at any time without prior notice.
6.3. This offer is non-withdrawable and will be applied as a credit to the student’s accommodation account, to be deducted from their rent balance.
6.4. Any disputes will be resolved at the sole discretion of University of Essex Campus Services (UECS).
7. Data Protection
7.1. By participating, you consent to the University processing your personal data for the purposes of administering this offer, in accordance with UK data protection legislation and University privacy policies.
Refer-a-Friend – October Start £100 rent credit offer (August–October 2025).
If you have an accepted offer of campus accommodation for the 2025/26 academic year, you can refer a friend to stay with us, and both earn £100 rent credit.
Once you’ve accepted your offer, we’ll send you a link to our referral form — simply pass it on to your friend to complete. We’ll take care of the rest.
Please note: the person you refer must not already have accepted a university owned or administered accommodation contract for 2025/26 academic year before the referral form is submitted.
Available to returning postgraduate students, returning Undergraduate students, or Essex2Essex students transitioning from undergraduate to postgraduate only.
Not available to new Undergraduate or Postgraduate students.
Applications must be submitted between 1 August 2025 and midnight (GMT) on Wednesday, 1 October 2025.
This must be the first and only accommodation applicationsubmitted for the 2025/26 academic year.
The referred student must successfully move in within the first 2 weeks of their start date on contract and have made their first terms rent.

Students with outstanding debt to the University from previous tenancy/license agreements must clear their balance before a new contract can be issued.
Only full-time registered students at the University of Essex in the 2025/26 academic year are eligible.
The offer applies only to accommodation that is owned or managed by the University of Essex.
Offer is subject to availability and may be amended or withdrawn at any time.
This is not available to students studying with the University of Essex International College, South Essex College, North West University or Students studying with Essex Online. Essex2Essex students who are transitioning from undergraduate to postgraduate are eligible for this offer.
The Returners cashback offer has been extended to 31 July 2025. The tiered cashback amounts and terms remain the same as the period November-January period.
1. Eligibility
1.1. This offer is only available to October start students who will be studying full-time at the University of Essex during the 2025-2026 academic year.
1.2 Students cannot be entering the first year of study on their selected course. The only exceptions to this are Essex to Essex or University of Essex International College students who stayed with university owned or administrated accommodation in the academic year of 2024/25.
1.3. This is not available to students studying with the South Essex College, North West University or Students studying with Essex Online.
1.4 Applications for accommodation must be completed between 19th November 2024 and midnight on 31st July 2025 to qualify for cashback.
1.5 Students must obtain a full academic year accommodation contract with university-owned or managed accommodations.
2. Accommodation and Cashback Tiers
2.1. The cashback amount depends on the type of accommodation booked:
£100 Cashback
£250 Cashback
£500 Cashback
£750 Cashback
2.2. Cashback is not available for bookings of studios or self-contained apartments in any area.
2.3 Cashback amount be will be based off the room you are living in at the point of the cashback being distributed in January 2026.
3. Payment of Cashback
3.1. The cashback payment will be made in January 2026, provided the applicant has successfully:

4. Previous Tenancy Obligations
4.1. If the applicant has previously held a tenancy or license agreement with the University, the obligation to grant a new tenancy is conditional upon the applicant having paid all outstanding sums due under prior agreements.
4.2. Applicants with unpaid debt from earlier contracts will be ineligible for this offer and will not be able to take up a new tenancy.
5. General Terms
5.1. This offer is valid only for university-owned or managed accommodations.
5.2. The offer is subject to availability and may be subject to change without prior notice. UECS reserves the right to amend or waive any of these Rules or cancel the competition at any time.
5.3 This offer is not available with any other offer except the Athlete Village package.
5.4 The winner of the win free accommodation competition will not be eligible for any cashback.
6. Data Protection
6.1. By participating in this offer, you consent to UECS processing your personal data for the purposes of administering the cashback payment.

Students who apply for returning accommodation in university owned or administrated accommodation between 1ST November 2024 and 30th April 2025 at midnight will be entered into a draw to win a £50 Circuit Go Laundry voucher. We will randomly select 20 winners and notify the winners on 1st May 2025 via email. The vouchers will be distributed when you move into your accommodation for the academic year 2025/26. You can enter this alongside the win free accommodation competition and receive your designated cashback if you meet the criteria. The vouchers will be supplied as codes, which will need to be entered into the Circuit Go app by the winner to add credit to their account. If you cancel your contract for 2025/26 you will not be entitled to the vouchers.
The University of Essex, ‘Win Free Accommodation’ competition is being held by University of Essex Campus Services (UECS).
The competition is open to those who are studying at the University of Essex, starting the academic year in October 2025. This is not open to students studying with the University of Essex International College, South Essex College, or Students studying with Essex Online.
If a student has outstanding debt to the University, they will be excluded from the prize draw.
The competition opens on Tuesday 19th November 2024. The competition will close at midnight GMT on Wednesday 1st October 2025. Any entries received after this date will not be eligible for a prize.
The prize may only be redeemed by students who have a tenancy agreement for a university owned or administered room on a full academic year contract.
The prize value is the equivalent 2025/26 rent cost associated with staying in a South Courts - single ensuite room on a 39-week tenancy to the sum of £7,717.71. If the winner is not staying in South Courts, but still in university owned or administered accommodation, £7,717.71 will be discounted from the alternative accommodation. No cash value will be given should the winner choose to stay in alternative that is less than £7,717.71.
Winners will be chosen at the discretion of UECS. The winner will be notified via email after an announcement on Wednesday 22nd October 2025.
The winner will be requested to take part in any prize promotional activity and UECS reserves the right to use the name and location of the winner, their photograph, audio and/or visual recording of them in relation to any competition publicity or for UECS marketing purposes. By entering this competition, you agree that if awarded the prize you will co-operate with all reasonable publicity purposes if so requested. The prize may be withdrawn if the winner does not participate in these promotions.
This prize is non-transferable and may only be redeemed by the winner selected by UECS.
UECS’s decision will be final and binding, and no correspondence or discussion will be entered into regarding the conduct or outcome of the competition.
The winner will not be eligible to claim any other University of Essex discount or incentive towards their accommodation.

UECS reserves the right to amend or waive any of these Rules or cancel the competition at any time.
No refund will be given if the prize winner withdraws from the University or cancels their accommodation contract, or if the University enforces eviction proceedings under their rights as outlined within the tenancy agreement.

The University works in partnership with Derwent Living, ULiving, and Kaplan International Partnerships to provide campus accommodation. Information about students in accommodation is shared with Derwent, ULiving, and Kaplan International Partnerships as necessary in order to provide a consistent and efficient service to students.
